When a residential tenant in Denmark misses the deadline for paying the property's fixed rent, the law initiates a merciless and systematic debt collection process. Because removing the law's "indisputable" roof over one's head is such an overwhelmingly ultimate act of power for the Enforcement Court, the regulation dictates meticulously which legal fee and which time limit a landlord may draw upon against the consumer ("the residential tenant").

The Due Month ("Grace" Days / Respitdage)
In Denmark, fixed rent payments generally fall on the first weekday deemed the bank day of the receiving calendar month. But the tenancy legislation establishes as a formal provision a free-building state payment deadline called grace days (respitdage). The grace days operate such that the tenant is granted three extending weekdays towards timely bank transfer to cover the pending payment before the "Cancellation" paragraph is legally violated stone dead. Usually, this means the third following banking weekday after the 1st of the year's weeks.
The Demand Fee for Housing (Rent Act § 182)
The first legal action from the property administrator's pen is sent via a registered "Demand Letter" (Påkravsskrivelse), today integrated primarily via secure e-Boks mail. The purpose of the legal decision here stems directly under the rent act and sets mandatory price frames defined by the Minister of Taxation during drafting for reminder processes (often added to the Danish net price indexation under NPI via the statistics bank).
- Maximum Size of the Demand Fee: An authorized Danish housing administrator is legally obliged NOT to write arbitrarily charged debt collection penalties against the reminder-paying tenant (e.g., "1000 DKK Penalty Due to Delay"); the imposed penalty accounting stamp is tightened to an amount tailored by the state's NPI-formatted charging ceiling – currently positioned around 320-330 DKK (The amount is net-regulated frequently over time) per forwarded eviction (§182 letter). Furthermore, a maximum of ONE specific charging fee legally determined may be forwarded - if everything is rejected and no rent is received on the 14-day barrier, the entire claim completion results directly in the move-out form's cancellation/Enforcement Court expulsion for the actual submission for the remaining arrears intake of the full debt collection claim (as well as the course of action's judgments).
The Debt Collection Act & Default Interest for Properties
Should the tenancy persist with arrears for the expenses against setting off, e.g., unpaid water damage at the final inspection (and if the rent is also legally concluded in the system), the standardized penalty interest sealed by the official judicial system's purpose against punishment steps in: the statutory Default Interest (Morarente) via the Interest Act until fulfillment of the debt.
- The private interest act calculations state firmly and securely the delay interest to the base amount as collected at the National Bank's annual reference rate (The Lending Rate) linked + with an additional 8% penalty percentage points over the rate regulating as Default Interest against the consumer-responsible losses.
