Partial Payments

Even if a tenant makes a partial payment toward their rent, if they fail to pay the entire balance by the due date, the landlord is still permitted to apply the late fee based on the total monthly rent amount, provided the lease language supports it.

Written Lease Requirement

In Utah, you cannot charge a late fee if you operate on a verbal lease agreement. Late charges are entirely dependent on a valid written contract.

Grace Periods

Utah does not mandate a statutory grace period for rent payments.
