Bahrain maintains strict protections against arbitrary or sudden rent escalations, providing stability for residents while still allowing landlords to match long-term market valuations.
The Rules of Rent Scaling
Under Law No. 27 of 2014, landlords are heavily restricted regarding when and how much they can adjust base pricing.
1. The Two-Year Freeze
A landlord cannot increase the rent until at least two years have passed since the original move-in date. If an increase occurs, the landlord must wait another two years before the next adjustment.
2. The 5% Cap Limit
For residential properties, the maximum allowable rent increase is 5%. You cannot legally raise the rent by 10% or 15% simply because district market averages improved.
3. The 5-Time Lifetime Cap
You are legally capped at raising the rent a maximum of 5 distinct times over the life of a continuous tenancy.
Proper Notification Rules
Even if two years have passed, an increase is invalid unless you serve a formalized written notice.
- Must be sent via registered post.
- Must be delivered no less than 3 months before the two-year anniversary.
- Must clearly state the new rate within the 5% threshold.
