Commercial maintenance in Costa Rica is heavily influenced by the type of lease: Gross vs. Triple Net (NNN). In a Gross lease, the landlord handles almost everything. In an NNN lease, the tenant is responsible for taxes, insurance, and maintenance of their specific space. The most contentious issue is often Law 7600 compliance.
