Before signing a commercial lease, a landlord should verify that the tenant's intended business is permitted by the local municipality. If the tenant can't get a business license because of zoning, the lease may be voided, creating a loss of income for the landlord. Commercial tenants in Costa Rica also have a right to "derecho de llave" (goodwill) in some contexts after long-term occupancy, which can complicate simple evictions.
