You must maintain the base building systems. This includes:
- The primary roof, foundations, and external façade keeping the weather out.
- Centralized building infrastructure like the main chiller plants, lobby elevators, and core fire alarm panels.
The Tenant's Burden
The tenant assumes immense responsibility. They must independently maintain:
- Sub-distribution boards, internal wiring, and their localized HVAC ductwork.
- All interior walls, glass partitions, plumbing fixtures, and flooring they installed.
The Critical 'Reinstatement' Clause
A defining feature of commercial leases in Bahrain is the Make Good / Reinstatement Clause. At the end of the tenancy, does the tenant leave the beautiful glass partitions for you, or must they rip them out at their own expense and hand you back a bare concrete shell? Leaving this unclarified results in complex asset disputes when a major company vacates a floor.
