Municipality Zoning & Commercial Registration

The most critical disclosure is the property's municipal classification. The Ministry of Industry and Commerce (MoIC) will instantly reject a tenant's Commercial Registration application if they try to establish an industrial workshop in a retail-zoned storefront.

• You must disclose the exact registered address layout.
• You must disclose any pre-existing municipal violations attached to the meter that could halt the tenant's permits.

Common Area Maintenance (CAM) & Service Charges

For office towers or malls, your lease must explicitly dissect the Service Charges. You cannot surprise a commercial tenant with un-disclosed monthly maintenance fees. Disclose:

• How the AC chilling metric is billed.
• The exact scope of daily security and janitorial services.
