Commercial evictions have much higher stakes than residential ones. Business inventory, specialized fit-outs, and employee livelihoods are on the line. Despite the corporate setting, "self-help" evictions remain entirely illegal in Bahrain.

Executing a Commercial Eviction

The procedure mirrors the residential path through the specialized Lease Dispute Committee (LDC). You are legally permitted to file an eviction against a business based on:

  1. Consecutive Arrears: Failure to pay rent for two successive months.
  2. Unapproved Sub-leasing: Subletting part of the office or warehouse to a third-party company entirely off the books.
  3. Zoning/Illegal Use: The tenant operates outside their legal Commercial Registration scope (e.g. running heavy manufacturing in a retail space).

The Strict Warning Requirement

You are legally mandated to furnish a 15-Day Registered Notice for financial arrears before submitting your claim to the LDC.

When confronting commercial defaults, time is critical. It is highly recommended to bring a finalized structural audit if executing an eviction based on the "25-year demolition" rule, or banking statements if pursuing an arrears-based cancellation.
