1. Landlord's Responsibilities
As a general rule, the landlord is responsible for providing and maintaining the property in a habitable and safe condition throughout the tenancy. This includes all "major / structural / unseen" defects that were not caused by the tenant's negligence (fair wear and tear).
Major Repairs & Maintenance typically include:

- A/C Servicing: Depending on the agreement, the tenant usually pays for routine seasonal maintenance (cleaning the filters - AC servicing) before the summer.
