Landlord Duties (Reparaciones Necesarias)
Under Art. 21 LAU, the landlord is required to carry out all necessary repairs to keep the dwelling in a habitable condition without raising the rent. This includes boiler replacements and structural repairs.
Tenant Duties (Pequeñas Reparaciones)
The tenant pays for "small repairs" resulting from everyday wear and tear (e.g., changing light bulbs, fixing a loose hinge), as well as any damage caused by their misuse.
