Federal Disclosures (Lead-Based Paint)

As mandated by federal law, landlords renting properties constructed before 1978 must:

Maine State Disclosures

5. Total Price Transparency

While Maine has a Model Residential Lease that includes a Total Price Disclosure statement to itemize fees clearly, it is not a universal statutory mandate for all residential leases.

  • Model Lease Guidelines: Any non-refundable fees (application fees, pet fees, or move-in fees) should be clearly itemized and totaled in the lease agreement.

6. Security Deposit Bank Disclosure

When a landlord accepts a security deposit, they must, upon tenant request, provide the name and address of the financial institution and the account number where the funds are held.
