Evicting a commercial tenant requires formal termination. Landlords can terminate early for reasons such as non-payment, unauthorized subleasing, or using the premises contrary to the intended purpose.

If the tenant refuses to leave post-termination, landlords normally must sue for eviction. To bypass slow court trials, landlords often require an Enforceable Notarial Deed (Notárska Zápisnica), allowing direct access to a court executor for rapid eviction.
