Because a landlord cannot unilaterally raise commercial rent in Slovakia, the indexation clause is a critical financial provision in commercial leases.
This clause allows the base rent to automatically escalate each year, usually following the inflation rate published by the Statistical Office of the Slovak Republic or the Harmonised Index of Consumer Prices (HICP) for the Eurozone. Clauses are generally drafted as "upward-only".
