Evicting a tenant in Slovakia is a formal legal process. Landlords cannot engage in "self-help" evictions.

Termination Notice Periods

  • Civil Code: Generally requires a written notice period of at least three months.
  • Act on Short-Term Lease: Allows for shorter agreed-upon notice periods.

If a lease is legally terminated but the tenant refuses to vacate, the landlord must file a claim with the court (an action for ejectment).
