A security deposit (kaucia) is a standard practice in Slovakia.
Deposit Limits
- Civil Code: Does not strictly cap the deposit amount. Usually 1 to 3 months.
- Act on Short-Term Lease (Act No. 98/2014 Coll.): Explicitly caps the deposit at three months' rent (including regular utility advance payments).
Returning the Deposit
It must be returned "without undue delay" after the termination of the lease and the handover of the apartment. Deductions can be made for unpaid rent or damage to the property.
