Confirm Valid Ground
Verify that the reason for eviction is legally recognised under Ley de Arrendamientos Urbanos (LAU – Law 29/1994 as amended).
Issue Written Notice

Wait for Notice to Expire

Apply for Court Order

- Enervación: The tenant may pay what is owed to cancel the eviction (allowed once per tenancy).
- Court Order: A judge issues the eviction order.
