Under Alabama law, a residential landlord cannot demand a general security deposit that exceeds the equivalent of one month's rent.

Returning the Security Deposit

You have exactly 60 days from the termination of the tenancy and the delivery of possession to return the tenant's security deposit. If you fail to meet this deadline, you forfeit your right to retain any portion of the deposit, and the tenant could sue you for double the amount wrongfully withheld.

If a tenant moves out and does not provide a valid forwarding address within 90 days, the law allows you to keep the remaining deposit balance.
