The Private Tenancies Act (NI) 2022
This Act phased in several critical protections for tenants:
- Capped deposits: Landlords can no longer ask for more than one month's rent as a security deposit.
- Extended notice periods: The time a landlord must give a tenant to leave increases based on how long the tenant has lived there (up to 12 weeks for tenancies over 10 years).
- Mandatory receipts: Landlords must provide written receipts for any cash payments.
Security Deposits
By law, deposits are capped at one month's rent and must be protected in an approved Tenancy Deposit Scheme within 28 days. The landlord must provide the tenant with prescribed information about the scheme within 35 days.

Eviction Process (Notice to Quit)
Unlike England's Section 8 and Section 21 notices, Northern Ireland relies on the Notice to Quit. Landlords must give 4, 8, or 12 weeks' written notice depending on the length of the tenancy. If the tenant does not leave, the landlord must obtain a court order.
For more detail, see our Eviction Process guide.
Health, Safety, and Disclosures (2024–2025)
Northern Ireland landlords face strict new compliance deadlines:
- Alarms (2024): Interlinked smoke, heat, and carbon monoxide alarms are mandatory.
- Electrical Installation Condition Reports (EICR) (2025): Mandatory 5-year electrical checks take effect in 2025.
- Tenancy Information Notice: Must be provided free of charge within 28 days of a tenancy starting.
For more detail, see our Required Disclosures and Safety guide.
Rent Increases
Starting April 1, 2025, landlords can only increase rent once every 12 months and must provide three months' written notice before the increase takes effect.
For more detail, see our Rent Increases guide.
Maintenance Obligations
Landlords are responsible for the exterior, structural elements, and installations for heating, water, and sanitation. The new 2024/2025 regulations elevate these responsibilities significantly, particularly regarding electrical and fire safety.
For more detail, see our Maintenance Obligations guide.
Getting Started with Compliance
Navigating Northern Ireland's rapidly changing regulatory landscape requires diligence, especially with the phased rollouts of the 2022 Act.
