In Kentucky commercial leases, there is no implied warranty of habitability and no automatic landlord obligation to maintain or repair the property. Maintenance responsibilities are entirely determined by the lease agreement.
No Statutory Maintenance Obligation
The URLTA's landlord maintenance obligations (KRS 383.595) apply only to residential properties in adopted jurisdictions. Commercial properties have no equivalent statutory requirement.

Even in NNN leases, landlords typically retain responsibility for:
- Foundation, load-bearing walls, and structural elements.
- Roof structure (membrane/membrane repairs may be tenant's responsibility).
