Commercial Rent Increase Caps in Bahrain 2026

The Kingdom of Bahrain provides immense stability for commercial enterprises by aggressively capping how much a landlord can exploit a thriving business location. Law No. 27 of 2014 strictly regulates corporate rent structures.
The 7% Rule
Compared to the 5% cap on residential properties, the state grants a slightly higher yield ceiling for commercial, industrial, professional, and craftsmanship purposes:
- The Cap: Commercial landlords can only raise the rent by a maximum of 7%.
- The Frequency: You must wait a minimum of two years from the commencement of the lease (or since the preceeding increase) before executing this 7% bump.
- The Ceiling: Rent can only be increased a maximum of 5 times throughout the continuous leasing of that specific commercial business.
Providing Legal Notice
Just as in residential law, you cannot quietly increase the invoice. You are legally required to send a formalized notification via registered mail at least three months prior to the 2-year anniversary date indicating the 7% (or less) adjustment.
Operating outside these caps exposes landlords to the Lease Dispute Committee nullifying the entire rent increase and crediting the business for overpayment.
