Commercial landlords in Bahrain must prioritize absolute transparency regarding the operational capabilities of their units. The tenant's ability to legally open their business hinges entirely on the realities of your structure.
Municipality Zoning & Commercial Registration
The most critical disclosure is the property's municipal classification. The Ministry of Industry and Commerce (MoIC) will instantly reject a tenant's Commercial Registration application if they try to establish an industrial workshop in a retail-zoned storefront.
- You must disclose the exact registered address layout.
- You must disclose any pre-existing municipal violations attached to the meter that could halt the tenant's permits.
Common Area Maintenance (CAM) & Service Charges
For office towers or malls, your lease must explicitly dissect the Service Charges. You cannot surprise a commercial tenant with un-disclosed monthly maintenance fees. Disclose:
- How the AC chilling metric is billed.
- The exact scope of daily security and janitorial services.
- Whether the service charge is fixed, or fluctuates based on "Open Book" auditing.
Civil Defense Clearances
Commercial spaces must pass grueling Civil Defense fire inspections to open. The landlord must disclose if the core building systems (sprinklers, master alarms) are currently certified, as the tenant will physically not be allowed to operate if the base building fails inspection.
