Under Act 116/1990, the landlord is conventionally responsible for major structural repairs, while tenants handle routine internal maintenance.
However, the modern commercial market in Slovakia widely utilizes "Triple Net" (NNN) style leases, shifting almost all operational, maintenance, service charges, and property tax burdens to the commercial tenant. Tenants are also heavily responsible for their own fit-outs, which must be approved by the landlord.
