Landlord's Refusal Grounds

  4. Tenant seriously damaged the property through willful or gross negligence
  5. Property requires demolition or reconstruction

Tacit Renewal (Implied Renewal)

When It Occurs

If the landlord fails to notify the tenant of non-renewal or changed terms between 6 and 2 months before expiry, the lease automatically renews on the same terms as the original contract.

Lease Termination Process

Normal Termination

  1. Landlord provides non-renewal notice 6–2 months before expiry
  2. Lease terminates on the expiry date
  3. Deposit return and property surrender occur simultaneously

Mid-Term Termination

  • Mutual agreement: Either party may agree to terminate at any time
