The Residual Land Value (RLV) approach is the fundamental underwriting method used by real estate developers to determine how much they can afford to pay for raw land or a teardown property. Instead of looking at past sales comps for dirt, the developer works backwards from the future.

This calculator starts with the Gross Development Value (GDV)—the estimated stabilized value of the completed project. It then subtracts all anticipated hard construction costs, soft costs (architectural, legal, permits), financing carriage costs, and finally, the developer's required profit margin. The remaining 'residual' number is the absolute maximum price the developer can offer for the land today.
