Occupancy & Unit Metrics Explained
How to interpret the Occupancy card on your dashboard. Learn how Vacant vs Occupied unit counts affect your global occupancy percentage.
A healthy property management business requires keeping the buildings full. The Occupancy & Units card on your Main Dashboard tracks your physical footprint and your efficiency at filling those spaces.
The Three Core Metrics
1. Total Units (The Denominator)
This is the total number of Units you have created in your portfolio, regardless of their status. Note: This number is also visual tracked against your subscription plan limit.
2. Occupied Units (The Numerator)
The system scans every unit in your database and counts how many currently hold the Occupied status (meaning they have an active lease attached to them).
3. The Occupancy Percentage
The system divides your Occupied Units by your Total Units.
- Example: 9 Occupied Units ÷ 10 Total Units = 90% Occupancy Rate.
The Impact of Vacancies vs. Maintenance
As detailed in Understanding Unit Statuses, units can also be marked as "Vacant" or "Maintenance".
Crucially, both of these statuses lower your occupancy rate.
If you own 10 units:
- 8 are Occupied
- 1 is Vacant (waiting for a renter)
- 1 is in Maintenance (undergoing a massive renovation)
Your dashboard occupancy rate will read 80%.
Landager considers any unit not actively generating revenue via a lease as unoccupied. Even if you intentionally took a unit offline to remodel it, it is still an asset you own that is not generating cash flow, and the metric reflects that financial reality.
Goal Tracking
Most commercial lenders and property management firms consider an occupancy rate of 90% to 95% to be a healthy, stabilized portfolio.
If your dashboard occupancy drops below 85%, it serves as an immediate, high-level warning that you need to prioritize syndicating your vacant listings or accelerating your maintenance turnovers.
