The Two Key Limits

In Mecklenburg-Vorpommern, your ability to raise rent follows the federal standards set out in the BGB. As of April 2026, the state has not enacted any ordinances to establish "strained housing markets" that would lower the federal caps.

The 20% Cap Limit (Kappungsgrenze)

Throughout the entire state, including Rostock and Greifswald, you can raise rent by up to 20% over three years. This applies up to the "local comparative rent" (Mietspiegel). No state ordinance has lowered this limit to 15%.

The Rent Brake (Mietpreisbremse)

Mecklenburg-Vorpommern has not activated the Mietpreisbremse (Rent Brake). Therefore, there is no state-wide regulation mandating that rent for new leases cannot be more than 10% above the local comparative rent.

Cap on Rent Increases (Kappungsgrenze)

When relying on the local comparative market rent (ortsübliche Vergleichsmiete) to increase rent, landlords are strictly bound by the statutory rent increase cap (Kappungsgrenze) defined in § 558 BGB. This limits rent increases to a maximum of 20% over a three-year period. Because Mecklenburg-Vorpommern has not enacted a state ordinance to designate strained housing markets, the federal 20% limit applies universally across the state.
