Commercial leases in Thailand are not subject to the OCPB's consumer protection disclosures (Notification B.E. 2562/2568) that apply to residential rentals. Instead, they are governed by the principle of freedom of contract under the Civil and Commercial Code (CCC), specifically Book III (Hire of Property) which came into effect on 1 April 1929, and the Land and Building Tax Act B.E. 2562.

- Building condition report with photographs (CCC Section 546 requires delivery in a good state of repair)
- Infrastructure systems — electrical, plumbing, HVAC
- Construction permits and occupancy certificates
- Disclosure of defects (Lessor is liable under CCC Sections 549 and 472 even if unaware of the defect)

- Mortgages or other encumbrances, including pending compulsory acquisition (CCC Section 475)
