Effective from 1 August 2024 under the Law on Real Estate Business 2023 (Law No. 29/2023/QH15), real estate business entities in Vietnam must disclose specific property information on their website and at their project management office. This includes mandatory transparency regarding property legal status, technical specifications, and safety compliance under Article 6. Failure to disclose material facts or ensure the property is in the agreed condition can lead to contract rescission or damages claims under Article 477 of the Civil Code 2015 in the People’s Court (Tòa án Nhân Dân).

Commercial properties face stricter fire safety requirements under Decree No. 50/2024/ND-CP:
- Fire safety design approval — Mandatory for qualifying structures
- Fire safety acceptance (nghiệm thu) — Required from the Fire Department before the property is put into use

- Fire prevention plan — Approved by the competent authority
