Tracking Open Maintenance Requests from the Dashboard
How to use the dashboard metrics card to instantly gauge your open maintenance workload and prioritize urgent repairs.
The dashboard provides a high-level count of your Open Maintenance Requests so you can immediately assess the workload waiting for your attention without navigating away from the home screen.
What Counts as "Open"?
The metric card sums every maintenance request in your database that currently has a status of Open or In Progress.
Requests marked as Completed or Cancelled are excluded from this count.
Reading the Number
- 0 Open Requests: Your properties are running smoothly. No pending work orders.
- 1–5 Open Requests: Normal operational volume for a small to mid-size portfolio. Click through to the Maintenance page to review.
- 10+ Open Requests: Your backlog is growing to a concerning level. If you manage fewer than 20 units, this could indicate either a deferred maintenance crisis or unassigned vendor work.
Clicking Through to Action
The maintenance metric card on the dashboard is typically clickable, allowing you to jump directly to the full Maintenance Requests page without navigating through the sidebar.
Once there, you can:
- Sort by Priority: Ensure all "Emergency" and "High" priority tickets are addressed before low-priority cosmetic requests.
- Filter by Status: Identify which requests are stalled at "Open" (unassigned) versus "In Progress" (assigned to a vendor but awaiting completion).
- Assign Vendors: For any unassigned ticket, assign a vendor from your directory to get the repair moving.
The Landlord's Morning Ritual
We recommend starting every workday by glancing at this single metric. If the number is higher than yesterday, something broke overnight. If it's lower, your vendors are closing tickets efficiently. It's the simplest health check for your physical properties.
