The Logic Behind Month-to-Month Leases

Not all tenancies operate on strict 12-month or 24-month terms. Many landlords transition reliable tenants to flexible month-to-month arrangements after their initial lease expires, or offer them from day one.

Landager handles month-to-month logic with complete simplicity: You just omit the End Date.

How to Create a Month-to-Month Lease

When Creating a New Lease (or modifying an existing one):

  1. Fill out the Start Date as normal.
  2. Leave the End Date completely blank.
  3. Save the lease.

Because the system never encounters an "End Date" trigger in the calendar, the lease status will remain perpetually Active. It will continuously generate expected monthly rent on your dashboard until you manually terminate it.

Transitioning an Expiring Lease to Month-to-Month

If Sarah signed a 12-month lease ending on December 31st, but you both verbally agree she can stay indefinitely on a month-to-month basis starting January 1st:

  1. Do not create a brand new lease record.
  2. Instead, open her existing lease and choose "Edit".
  3. Delete the December 31st date from the End Date field, making it blank.
  4. If her rent is increasing with this new arrangement, update the Rent Amount field.
  5. Save the lease.

The system will update her contract to run indefinitely, and seamlessly update her financial ledger.

Providing Notice (Ending the M2M Lease)

When either you or the tenant finally provides the required 30-day or 60-day notice to vacate:

  1. Open the active month-to-month lease.
  2. Click "Edit".
  3. Select the agreed-upon move-out day in the End Date field.
  4. Save the lease.

The system now has a deadline. On that specific date, the automation engine will smoothly transition the lease to Expired and free up the physical unit for the next tenant.
