Security deposit disputes are the most common friction point between landlords and tenants. The best defense against a dispute is empirical photographic evidence of the unit's condition the day the tenant received the keys, and the day they handed them back.

Landager allows you to attach Condition Photos directly to the specific lease timeline.

How to Add Condition Photos

  1. Navigate to the Leases list and open the specific lease record.
  2. Locate the Condition Photos section.
  3. Click "Upload Photos".
  4. Select whether these are Move-In photos or Move-Out photos.
  5. Provide a short description for the batch (e.g., "Move-in: Kitchen cabinets showing pre-existing scratch").
  6. Upload the image files (up to 30 MB per image).

Best Practices for Condition Photos

The Move-In Album

Before handing over keys, walk the empty unit. Take wide shots of every room, and close-up shots of any pre-existing damage (scratches on hardwood, chipped formica, cracked tile). By uploading these to the "Move-In" category, you establish the baseline.

The Move-Out Album

The day the tenant surrenders possession, walk the empty unit again. If they caused massive damage to the drywall, take a photo and upload it to the "Move-Out" category.

Resolving Disputes Instantly

If you withhold $300 from a security deposit to patch drywall, and the tenant claims "that hole was there when I moved in," you simply pull up the lease record.

Because both sets of photos are contextually bound to their specific tenancy timeframe, you can definitively show them the pristine Move-In photo next to the damaged Move-Out photo. Argument over.
