Every maintenance request must be tagged with a Category to help you route the work to the correct type of vendor and analyze your spending patterns over time.

The Eight Categories

1. Plumbing 🔧

Leaking faucets, clogged drains, running toilets, burst pipes, water heater failures, sewage backups.

2. Electrical ⚡

Blown circuits, flickering lights, dead outlets, exposed wiring, breaker panel issues, ceiling fan failures.

3. HVAC 🌡️

Air conditioning malfunctions, heater failures, thermostat issues, ductwork damage, filter replacements.

4. Appliance 🍳

Broken dishwashers, malfunctioning refrigerators, oven failures, washer/dryer issues, garbage disposal jams.

5. Structural 🏗️

Cracks in walls/foundation, roof leaks, broken windows, damaged flooring, door frame issues, staircase damage.

6. Pest Control 🐜

Ant infestations, mouse/rat sightings, cockroach problems, bed bugs, termite damage, wasp nests.

7. Landscaping 🌿

Lawn maintenance, tree trimming, irrigation system repairs, snow removal, parking lot issues, drainage problems.

8. Other 📋

Anything that doesn't fit the above categories: locksmith services, painting, general cleaning, tenant move-out repairs.

Why Categories Matter

Vendor Routing

When a "Plumbing" request comes in, you instantly know to contact your plumbing contractor—not your electrician. This saves critical minutes during emergencies.

Spending Analysis

By exporting your maintenance data and grouping by Category, you can discover that 40% of your annual maintenance budget goes to Plumbing. This might justify investing in pipe upgrades to reduce recurring costs.

Predictive Maintenance

If you see a spike in HVAC requests every June, you know to schedule preventive filter replacements and tune-ups in May, before the summer surge hits.
