Adding Unit Condition Photos (Move-In/Out)

Protect security deposits by uploading high-resolution photos documenting the physical condition of the unit at move-in and move-out.

Security deposit disputes are the most common friction point between landlords and tenants. The best defense against a dispute is empirical photographic evidence of the unit's condition the day the tenant received the keys, and the day they handed them back.

Landager allows you to attach photos directly to the lease.

How to Add Condition Photos

  1. Navigate to the Leases list.
  2. Edit the lease inline in the table.
  3. Upload your condition photos directly to the lease record.
  4. Save the changes.

Best Practices for Condition Photos

The Move-In Album

Before handing over keys, walk the empty unit. Take wide shots of every room, and close-up shots of any pre-existing damage (scratches on hardwood, chipped formica, cracked tile). By attaching these to the lease, you establish the baseline.

The Move-Out Album

The day the tenant surrenders possession, walk the empty unit again. If they caused massive damage to the drywall, take a photo and attach it to the lease before terminating it.

Resolving Disputes Instantly

If you withhold $300 from a security deposit to patch drywall, and the tenant claims "that hole was there when I moved in," you simply pull up the lease record.

Because the photos are contextually bound to the specific lease, you can definitively show them the pristine move-in photos to compare against the damaged state at move-out. Argument over.

Mobile Convenience

Because Landager features a responsive mobile UI, you don't need to take photos on your phone, email them to your computer, and then upload them.

You can walk the unit during the inspection, log into Landager on your phone browser, edit the lease, and attach photos directly from your phone's camera, syncing the evidence to the cloud instantly.
