A healthy property management business requires keeping the buildings full. The Units in use card on your Main Dashboard tracks your physical footprint and your unit count against your subscription limit.

The Core Metrics

1. Units in Use

This is the total number of Units you have created in your portfolio, regardless of their status. Note: This number is visually tracked against your subscription plan limit.

2. Plan Limit

Your dashboard shows your units used against your current plan's maximum limit (3 for Starter, 15 for Essentials Plus, or 50 for Premium).

3. Unit Statuses

While Landager does not currently calculate a global occupancy percentage on the dashboard, you can track the status of every unit in your database. Units will show as Occupied when they have an active lease attached to them.

The Impact of Vacancies vs. Maintenance

As detailed in Understanding Unit Statuses, units can also be marked as "Vacant" or "Maintenance".

Crucially, both of these statuses mean the unit is unoccupied.

If you own 10 units:

  • 8 are Occupied
  • 1 is Vacant (waiting for a renter)
  • 1 is in Maintenance (undergoing a massive renovation)

Landager considers any unit not actively generating revenue via a lease as unoccupied. Even if you intentionally took a unit offline to remodel it, it is still an asset you own that is not generating cash flow, and the unit status reflects that financial reality.

Goal Tracking

Most commercial lenders and property management firms consider an occupancy rate of 90% to 95% to be a healthy, stabilized portfolio.

If your internal occupancy drops below 85%, it serves as an immediate, high-level warning that you need to prioritize finding new tenants or accelerating your maintenance turnovers.
