Understanding Unit Statuses

Learn how Landager tracks the physical and occupancy status of your units: Vacant, Occupied, and Maintenance. Discover how these statuses affect your dashboard metrics.

The physical condition and occupancy state of every rentable space in your portfolio is tracked via the Unit Status. This status is the primary driver of the occupancy metrics you see on your main Dashboard.

The Three Unit Statuses

Every unit in Landager exists in one of three states, represented by color-coded badges throughout the interface:

1. Vacant (Grey / Orange Warning)

The unit is currently empty, not legally bound to an active tenant, and is physically ready to be rented.

  • Dashboard Impact: Lowers your Occupancy Rate. Appears in the "Vacant Units" count on your Revenue Snapshot.
  • Workflow: This is the default status when you first create a new unit. It signals that you should be actively marketing the space or seeking a new tenant.

2. Occupied (Green)

The unit is currently inhabited by a tenant with an active lease.

  • Dashboard Impact: Increases your Occupancy Rate. Counted toward your active revenue-generating spaces.
  • Workflow: A unit must be Occupied (or have an active lease attached) to generate expected rent on your ledger.

3. Maintenance (Yellow / Red Warning)

The unit is empty but cannot be rented because it is undergoing significant repairs, renovations, or turnovers.

  • Dashboard Impact: Excluded from the "Vacant" pool. It still lowers your overall Occupancy Rate, but clarifies why it is unrented.
  • Workflow: Use this status to remind yourself and your team that a unit should not be shown to prospective tenants yet.

How Status Affects Dashboard Metrics

Your Dashboard Overview constantly calculates portfolio health based on these statuses.

  • Units In Use: This counter tracks how many units you currently manage against your subscription limit. All units (Vacant, Occupied, and Maintenance) count toward this limit.
  • Occupancy Rate: This percentage is calculated by dividing your total Occupied units by your Total Units managed.

Automation vs. Manual Control

In a perfect workflow, you rarely need to touch the unit status manually. Landager's data connections handle the transitions automatically when you create or end Leases.
