Adding Units to a Property

How to define the rentable spaces inside your buildings by adding units to a property. Learn how to specify unit numbers, layout details, and baseline rent.

After creating the "shell" of a Property, you must define the physical, rentable spaces inside it. Rent is collected on Units, so this step is required before you can create any leases.

How to Add a Unit

  1. Navigate to the Properties list and click on the specific property.
  2. You will land on the Units tab of the Property Detail View.
  3. Click the "Add Unit" button.

Form Requirements

You'll need to provide specifics about the physical space:

  • Unit Number / Identifier: How the space is uniquely known (e.g., "Apt 4B", "Suite 100", "Basement", or simply "Main House").
  • Bedrooms: The number of bedrooms (e.g., 2).
  • Bathrooms: The number of full and half bathrooms (e.g., 1.5).
  • Square Area: The approximate size in square feet or meters.

The Financial Baseline

  • Rent Amount: Enter the expected market rent for this specific space. Pro tip: Entering this now saves you from having to look it up later when creating a lease.
  • Currency: Define the currency for this rent amount.

Status and Tracking

  • Status: Set the current physical condition of the unit. The options are:
    • Vacant: Ready to rent.
    • Occupied: Currently inhabited by a tenant.
    • Maintenance: Undergoing repairs and not currently available to rent.
  • Notes: Any private details about the specific unit (e.g., "Recently renovated kitchen", "Needs new carpet before next tenant").

Repeat for Scale

If you manage a 10-unit apartment building, repeat this process until you have 10 distinct Unit records sitting safely inside the Property.

This completes the physical structure of your real estate. Your next step is to introduce the "People" layer by navigating to the Tenants page and creating tenant profiles.

[!TIP] Single-Family Homes: Remember, even if the property is a standalone house, you still need to complete this step and create exactly one unit (typically named "House" or the street address again) inside it before you can collect rent.
